Planning is key. Our client wanted to open up the downstairs if this large sized property and in fill a side extension gap. This requires planning permission because of the in fill. We completed this for the client and provided the permission certificate before building. I say that especially as not everyone does! In fact many people only find out after the build that things have not been done properly and they have to deal with the nightmare of legal actions on enforcement by the council.
